Warren Planning Board recommends floodplain zoning amendment for town meeting vote

Warren's Planning Board reorganized its leadership and voted to recommend a floodplain district zoning bylaw amendment to the annual town meeting at its May 11 meeting. Derick R. Veliz was elected chair, replacing Richard Eichacker, who became vice chair, with Drue King retained as clerk.
The board heard an initial presentation on Site Plan Review No. 73, a proposal by Paquette Brothers Realty Contractor LLC to build six duplexes totaling 12 three-bedroom units on a former gravel pit on Cemetery Road, continuing that hearing to June 1 after board members raised questions about winter pedestrian safety, parking lot curbing, and stormwater management; a neighboring property owner, Joe Bondi of 74 Cummins Pond Road, submitted written concerns about drainage and development scale. The floodplain amendment, which aligns town zoning with flood insurance construction standards, cleared its public hearing and was recommended for town meeting approval on a unanimous vote, following reassurances that the changes apply to new construction only and would not add costs to existing municipal renovation projects. The board also scheduled a June 15 public hearing for a Verizon New England special permit application on Quaberg Street, and approved Administrative Assistant Laura Sherris's payroll of $717.76 for the period ending May 2, 2026.
