Warren deed filings show wide price gap as most July sales stay private
Worcester County Registry of Deeds records show 12 property transfers in Warren recorded between July 13 and July 20, 2026, but only two had a sale price recorded: $48,000 and $489,999, for a reported median of $268,999. The period's top recorded sale was 32 Bacon St. at $489,999, sold by Michael J. and Tabitha Splaine. Brimfield Road saw three separate transfers, more than any other street. With price data missing from 10 of the 12 filings and several transactions involving banks or mortgage companies as buyer or seller, this dataset offers limited visibility into overall market tone for the month.
